Personal journey and João Firmino's productive routine

Firmino opened the conversation by addressing the importance of balancing personal life with work routines to foster the creative process. For him, stepping away from operational tasks outside business hours opens the door to fresh perspectives. "Marketing is deeply connected to creativity, right? And creativity doesn't thrive in an environment where you don't have room to breathe and think," Firmino explained.

When discussing workplace tools, Firmino highlighted that he centralizes most corporate communication on messaging apps. "I think WhatsApp has replaced a lot of things; in my view, it replaced email and has even been replacing Trello for certain tasks," he noted.

Branding, Data, and AI in Vitacon's Real Estate Marketing

Early career and the long real estate marketing journey

With a background in advertising and a passion for architecture, Firmino entered the real estate industry after recognizing the strategic challenge of an extended buyer journey. He pointed out that purchasing property requires months or even years of deliberation before closing the deal.

"The average Brazilian buys one and a half properties in their entire lifetime," Firmino stated, adding that "the decision-making timeline for this product ranges from two years to nine months or three months. Nobody wakes up one morning and says: 'I'm going to buy an apartment today.'"

Vitacon's value proposition and the rise of the fin-developer

Over its 17-year history, Vitacon established the compact apartment and studio model in São Paulo. Firmino explained that the brand's proposition evolved from selling physical square footage to delivering urban convenience and lifestyle.

This shift attracted investors seeking rental yields, leading the company to position itself as a hybrid platform. "We coined the term fin-developer, perhaps the first in the country. We acquire land, design projects, and execute developments heavily anchored in investment potential, profitability, and leverage, all while never losing sight of our end user: the resident," Firmino emphasized.

Belonging-driven branding and data intelligence in real estate

In Firmino's view, high-end brands must move beyond merely advertising property specifications to build genuine emotional equity. While affordable housing focuses on homeownership milestones and mid-tier developments highlight leisure amenities, the top of the pyramid seeks connection and identity.

"When you move to the top of the pyramid, as with any luxury market, it's no longer about fulfilling a dream or just the lifestyle it provides; it's about belonging," Firmino analyzed. He further emphasized that quantitative insights require human intuition: "It's not just about data, but knowing how to interpret it in the most effective way."

Sales funnels, post-sale engagement, and high-value relationship marketing

Firmino argued that real estate marketing funnels demand sustained attention after the purchase, especially during the 30-month construction cycle. In his view, isolated paid-traffic campaigns cannot drive brand loyalty and repeat purchases for high-ticket assets on their own.

"If you have hyper-segmentation and treat each customer in a personalized way, those 30 months become much smoother. During those 30 months, I can delight you in countless ways," Firmino stated, noting that the buyer journey encompasses over 100 touchpoints before handover.

The difference between omnichannel and multichannel strategies

Firmino clarified that multichannel refers to offering diverse sales channels, whereas omnichannel focuses on seamless integration and message adaptation across all media touchpoints along the customer journey.

"Once you engage that prospect—because you want them to consume what they're looking for—it's up to your ability to show up where they are, tailoring your message to whichever channel they happen to be on at that moment," Firmino explained.

Artificial intelligence in lead qualification and the value of human touch

Within Vitacon's operations, artificial intelligence was introduced to provide instant, 24/7 engagement at the top of the sales funnel, capturing buyer intent the moment they search online.

Firmino highlighted that automation paves the way for human brokers rather than replacing them. "It runs a screening process, makes a quick triage, and routes the lead to the broker. When the broker receives that data from the AI, it already includes details on the desired product, buyer behavior, and the best times to reach out," Firmino explained.

Traditional broadcast media versus Connected TV 3.0 in real estate

Evaluating advertising channels, Firmino noted that conventional broadcast television carries disproportionately high costs for brands with localized footprints in São Paulo, serving primarily large nationwide awareness campaigns.

"Given our business model and digital maturity, I see connected TV, pay TV, and internet-native TV as the future—something far more critical that builds deeper relationships with our target audience," Firmino assessed.

Defining communication and closing thoughts

Closing the interview, Firmino defined communication as the core of human relationships and the spread of market ideas. He emphasized that the marketing department at Vitacon plays a central role in both campaign execution and new product development.

"Marketing is the second-largest department in the company, behind only sales, which underscores how seriously we take communication and product development," Firmino concluded.
